Beautiful  Grade II country house that was a former Rectory (sleeping a total of 14) that sit at the end of a private drive, located on the edge of the charming village of Kilkhampton, this is the ideal spot from which you can explore all North Cornwall and Devon.

This four-bedroom property is the impressive main house of what was once a Grade II rectory and simply exudes character. There's a sweeping driveway and impressive entrance, two pianos, two lounges, a library, a croquet lawn and a fabulous kitchen with an AGA. You can be Lord or Lady of the manor at this sumptuous house on the edge of the historic village of Kilkhampton, just half a mile from shops and pubs and 4 miles from the beaches and attractions of Bude.

Enter along the private drive with a duck pond past the croquet lawn and step into the grand entrance hall that leads to the elegant lounge, library and dining room. Prepare a meal at the AGA and oven in the shaker-style kitchen before cosying up in the second comfy lounge with a stone ornamental fireplace and woodburner. One bedroom is on the ground floor and the other three are upstairs, including the master bedroom with en-suite facilities and lovely views. Enjoy a game of croquet in the evening as you dine at the BBQ, and explore the land around the property. There's also access to a laundry room shared with the other three properties on the complex.

Just 4 miles away are the sandy beaches of Bude, ideal for a spot of surfing and bodyboarding – or simply relaxing by the beach. There's also a sea pool overlooked by the 19th-century Bude castle with sweeping views along the coast. The picturesque, car-free village of Clovelly is 11 miles north of the property through the spectacular landscape of the Hartland Cornwall Heritage Coast. Budding knights and ladies will be clamouring for a trip to Tintagel to explore its Arthurian connections, 23 miles south of the property.

The house exceeded expectations, spacious, comfortable, beautifully kept, lovely and clean, great views. Lovely towels, bedding etc. Indoor and out door games provided were great. An absolutely wonderful house which is thoughtfully furnished and extremely well equipped. Beds and sofas are very comfortable and the house is spacious and airy. Everything was spotlessly clean on our arrival and there was also a very generous welcome pack, containing local produce. The gardens are beautiful and look out onto open countryside. A beaitiful house which couldn't be better equipped. Ideal for families with the little snug just off from the kitchen as well as a seperate lounge it is very flexible accomodation for when you want to be social or need a bit of space. Amazing beautiful house and grounds. The photos on the website do not portray the true size and proportion of the rooms and grounds. The house is so comfortable and spacious with picture perfect views from every room, so peaceful and relaxing with everything you need for your stay. Ideal location to explore the surrounding area. Overall, our Family thought it was a perfect home from home property. Plenty of space to have time to yourself. The outlook, views and size of the grounds were superb. Excellent for the dogs. Ideal for visiting other parts of the county.

The Old Rectory is a lovely property in a beautiful tranquil setting. The accommodation is very spacious, comfortable and well appointed. The owners communicated well with us and provided extensive information about the house and the local area and they were very attentive during our stay. Would love to stay again.

Great location and a wonderful play to stay - felt at home as soon as we walked through the door. All the family had a very relaxing Christmas - so much space that you could find your own little spot and get away from the hustle and bustle!

We absolutely LOVED our stay at the Old Rectory. Cannot recommend this property more highly, it has everything you could need in gorgeous surroundings. The croquet set and the beautiful fire were our favourites. Close to Clovelly, Tintagel, and lots of other perfect day trips.
