A delightful 1960's bungalow overlooking fields on three sides and found in the hamlet of Trehemborne down a narrow Cornish lane which leads to the glorious sandy beach at Treyarnon only 1 mile away.  As the name suggests Two Stiles is located at the point where two footpaths meet; great for a walking holiday.  The property has recently been extended and refurbished to include a first floor sitting room with superb views in all directions of this official 'Area of Outstanding Natural Beauty' and provides a comfortable home, ideal for couples or families with children.  Two Stiles is a short distance from Trevose Championship Golf and Country Club (including swimming pool and children's games room), shops, restaurants and some of the finest beaches in Cornwall making it a good base for exploring the many attractions of Cornwall.  The historic fishing town of Padstow with its many seafood restaurants and shops is only 4 miles away.

GROUND FLOOR:
Kitchen/Diner: Electric cooker with double oven and ceramic hob, microwave, dishwasher, fridge/freezer, Bose radio/CD player.
Lounge: TV, DVD player, BT YouView, BT vision and BT sport, countryside views.
Shower Room: Thermostatic shower, basin, w.c.
Bathroom: Bath (electric shower over), basin, w.c. 
Bedroom 1: Kingsize bed (5'), basin, hanging space, chest of drawers, hair dryer.
Bedroom 2: Kingsize bed (5'), hanging space, chest of drawers.  
Bedroom 3: Twin beds (3'), hanging space, chest of drawers.

FIRST FLOOR:
Sitting Room: TV, DVD player, woodburner, countryside views.

GARDEN & PARKING: Comprises a front lawn bounded by walls either side and a Cornish hedge on the front. Driveway for 2-3 cars and five-bar gate, and to the rear a large slate patio and path leading to lawned areas enclosed by shrubs and sea views at the bottom of the garden, table and 2 chairs, 2 three seater benches and barbecue. The rear of the garage is used as a Utility Room including; washing machine, tumble dryer and a sink. The remainder of the garage is unavailable for use.

Changeover Day: Saturday - arrival 3:00pm - departure 10:00am.
Pets Welcome: £25 per pet per week Information about bringing your pet.
Power and Heat: Electricity and oil included in rent; open fire downstairs sitting room; woodburning stove upstairs sitting room; oil fired c.h./hot water, PV solar panels.
Bedding and Linen: Bed linen provided, towels available from owner at extra £4.50 per person per week - book through us.
Baby Equipment: Not provided but may be hired - see hire page.

Local Area

Treyarnon is less well-known than its nearest neighbour Constantine Bay, but is just as worthy of a visit.  The sheltered sandy beach offers good surfing conditions and a natural tidal pool where you can swim, plus rock pools and hidden alcoves to be explored.  The beach welcomes dogs all year round, and is a great favourite with families, offering plenty of opportunities for sandcastle building, paddling, ball games and the like! Overlooking the beach, the nearby Youth Hostel welcomes all for a drink or a meal, and what better way to enjoy your food than while looking out over the bay with its spectacular scenery.  There is also a little shop just above the beach, selling general beach supplies, drinks and ice creams so you won't want for anything! A stroll along the cliffs and coastal footpaths will reveal more magnificent scenery in both directions; you can reach Porthcothan Bay in one direction, and Constantine Bay in the other.  If you get tired you can always stop for a rest on one of the numerous benches along this stretch of clifftop, many carrying dedications to previous generations who also stopped to take in the views.

Introduction
Our self-catering house is a three-bedroom detached dormer bungalow.

Pre-Arrival
We are part of the "Cornish Horizons" agency and bookings/enquiries can be
made by email, fax or phone. Details at the end.
We can provide information in large print [or Braille] on request.

Arrival & Car-Parking Facilities

There is a private drive for car parking at the front of the house with room for 2 cars, enclosed by a double gate.
The drive is levelled tarmac and is as little as 4 metres from the door to the house. There is a separate garage which is locked to visitors. Sensor lights are positioned by the car park area and by the entrance door.

Main Entrance & Reception
The entrance is at the side of the house. There is one step outside, approx 20cm high and the door is hinged on the right. There is a clearance width of 89cm between the step and the garage.
The door is 70cm wide and leads directly into the kitchen/dining room.

Kitchen/Dining Room
The kitchen contains the dining area.
The worktop height is 91cm.
The wall-mounted cupboards above worktops are 144cm from the floor with the lowest shelf at 152cm.
The double-oven has a left-hand hinged bottom oven and a drop-down door to top oven/grill. Height of lowest shelf is 17cm.
Ceramic hob is 91cm high and flush with the worktops. Control knobs rotate and are positioned vertically at the front.
A microwave is available above the worktop.
Dishwasher has a drop-down door and fits beneath the worktop.
The sink is 91cm high with cupboards underneath. Cross-head mixer taps.
The fridge-freezer is free-standing: fridge has two doors and is 192cm high with the highest shelf at 165cm; freezer is below and comprises two drawers with handle heights of 53cm and 62cm.
Evenly lit kitchen with ceiling spotlights and worktop lighting.
Distance between worktops and furniture is 105cm.
Boiler is by the entrance door below the worktop; it has a door, hinged to the left, which can open to access the controls.
Double doors onto rear garden; width 58cm single and 118cm double.

Single step outside doors onto slate-paved patio.
Decor is pale throughout except dark worktops.
Radio/CD player with remote control on worktop.
Telephone for incoming and emergency calls.
Door to hall is 74cm wide. Handle height is 100cm.

Dining Area
Dining table and 8 chairs with wooden seats and no arms; seat height is 44cm.
The table is a long oval with 4 legs inset slightly; space below is 69cm; restricted room of 42cm at both table ends.
Flooring throughout kitchen/dining area is ceramic tile.

Utility Room
Situated outside in the rear half of the garage.
Door width is 74cm; no step.
Washing machine and tumble-drier under worktop with height of 92cm; also sink with cupboards beneath.
Space in front of machines is 100cm minimum.

Bathroom and WC
Door width is 64cm; handle height is 103cm.
Shower above bath is electric with on/off button 165cm from the floor, and removable shower head/hose.
There is a clear glass, hinged shower door.
Height of bath is 57cm; two swivel-head mixer taps and a clicker-plug.
Free space in bathroom is 67cm x 105cm at min.
Lavatory seat is 41cm high; there is 39cm between the lavatory and bath.
Basin is 80cm high; single lever-head mixer tap and pop-up plug.
Flooring is wood veneer.

Shower-room and WC
Door is 64cm wide; handle height is 102cm.
Shower cubicle measures 76cm x 76cm with left-hand hinged door and magnetic closure. Wall mounted shower with large dial on/off control at 115cm from shower tray. Step into shower 23cm above floor.
Free space is 170cm x 158cm at max.
Lavatory seat is 41cm high; there is 73cm between it and shower.
Basin is 80cm high; width of access to basin is 67cm. Mixer tap with plug- lever behind. Ball-shaped tap heads.
Flooring is laminated cork tile; good colour contrast between floor and
skirting.

Bedroom 1 (at front of house)
Door width 72cm; handle height 100cm.
King-size bed is 5ft x 6ft; height is 58cm to top of mattress.
Minimum width between bed and furniture is 59cm.
Non-feather duvet and pillows.

Sitting-room(downstairs)
Door width is 71cm; handle height is 101cm.
Two sofas with feather-filled seats and cushions; height of seats is 39cm.

Hallway
The hallway leads to all other rooms.
Width of hall is 98cm minimum.
Flooring is wood-veneer; threshold strips, of max 15mm depth, exist between hallway and all rooms.

Emergency/night-light plugged into low-level socket, contains removable torch.
Access to front garden via door, width 78cm and sliding patio door, 88cm wide; space between doors is 60cm with one step and concrete floor. Doors open from inside only.

Stairs
Stairs lead from the hall to upstairs sitting-room.
Width of hall at bottom step is 97cm.
Height of bottom step is 21cm; each step has depth of 24cm; minimum width of stairs is 78cm.
There are 13 steps; right turn at the bottom and left turn at the top.
Short-pile carpet.
Banister on right side of stairs.

Upstairs sitting -room
Stairs lead straight into the sitting-room, no doors.
Sloped roof has minimum height of 79cm into corners. Full height in centre.
Switches for ceiling lights and floor lamps accessed from pillar at top of stairs.
Dormer windows face front and back; sill height 88cm from floor; width 123cm, depth 44cm. Right window is hinged to open outwards.
Minimum distance from stairs to furniture is 160cm.
Multi-fuel stove has glass door, hinged on the right; height is 88cm, width 42cm. Handle height is 44cm from floor. Slate surround is 74cm x 34cm in front of stove.
L-shaped sofa made up of 4 sections; seat height is 35cm and 95cm deep.
