An attractively furnished and decorated bungalow with homely touches, complete with a lovely lawned garden and good-sized sun room to take advantage of the sea view rain or shine! 't Sandt (the name means 'the Sands') is situated in an elevated position on the cliffs of Porthcothan Bay, a delightful sheltered rocky cover with a deep sandy beach. The bay and headland has featured in the recent Poldark TV series - it's easy to see why from the spectacular views of the coastline. It is ideal for a family beach holiday - the beach is only 2 minutes walk away - surfing, walking or just 'sitting-admiring-the-view' holiday or short "a deux" get-away out of season. The fireplace an added bonus after a walk on the beach or cliffs Autumn, Winter or Spring. There is also a friendly family run store and beach café in Porthcothan where owners Emma and Barney are happy to take reasonable special orders. Less than 10 minutes  away is the picturesque town of Padstow with quaint harbour, interesting shops, seafood restaurants...as well as a local Tesco.

Lounge: Sky TV, video, DVD player, radio/iPod dock, open fire, built-in corner window seat.
Sun Room: Sea view.
Kitchen/Diner: Electric cooker with ceramic hob, fridge/freezer, microwave, washing machine, slimline dishwasher, walk-in pantry.
Wet Room: Drench and hand held thermostatic showers, w.c., basin.
Bathroom: Bath (electric shower over), basin, w.c. 
Bedroom 1: Twin beds (3' - can be pushed together to form 6' super king size- but only bedding for single beds provided from 2019), built-in wardrobe, chest of drawers, hair dryer, sea view.
Bedroom 2: Double bed (4'6''), built-in wardrobe, chest of drawers.
Bedroom 3: Single bed (3'), stowaway bed (3'), built-in wardrobe, chest of drawers.

GARDEN & PARKING: Well-maintained and attractive, largely lawned garden, paved terrace, wooden table and bench seating. Outdoor shower. Garden shed housing further garden furniture and outdoor equipment including Weber barbecue. Parking for number of cars but restricted turning area.

Changeover Day: Friday - arrival 3:00pm - departure 10:00am.
Power and Heat: Gas and electricity included in rent; gas c.h./hot water; open fire lounge.
Bedding and Linen: Pillows and duvets provided; linen provided for 2019 but can be hired for 2018 - see hire page.
Baby Equipment: Not provided but can be hired - see hire page.
Shop: 150 yds (seasonal Café with essentials), smalls store in St. Merryn 2 miles or otherwise Padstow Tesco 5 miles Pub: 2 miles in St Merryn, notably the Cornish Arms.

Local Area

Porthcothan Bay is another of those locations which is just waiting to be discovered and explored. Within easy reach of Padstow and St Merryn, and a short drive up the coast road from Newquay and Mawgan Porth, the sheltered, sandy bay at Porthcothan is another of the many family-friendly beaches that can be enjoyed along this part of the coastline. It is also dog-friendly all year round, and boasts picturesque cliff walks and outstanding scenery. The area around Porthcothan is also home to a wide variety of sea birds, and the cliffs are often grazed by ponies and sheep, which helps with conservation of local plant life. The nearby village of St Merryn and the town of Padstow offer an excellent choice of pubs and restaurants, in addition to the local pub, the Tredrea Inn, which hosts live bands and also has a beer garden where you can sip your drink while admiring the superb views over the bay. Porthcothan Bay is also close to the village of St Eval, where anyone, whatever your age, can have loads of fun on the Karting Circuit, and when you're done, you can visit nearby Kernow Chocolate where you will find a wide range of yummy chocolate treats!

This is our first time to Porthcothan Bay and definitely not our last! What an amazing location, with the wonderful beach, the beautiful walks that just go on and on. We all loved our short stay, and will definitely return for longer next time. We have stayed in many places in Cornwall before, however this is by far one of the best. t'Sandt is a three star, three bedroom bungalow standing in a half acre of grounds
situated on the sloping clifftop of Porthcothan Bay. Due to the slope wheelchair
access would be difficult.


We are listed on Cornish Horizons extensive website with full details of our
property and photographs. Booking enquires can be made by email, fax, telephone or letter.

All visitors are provided with directions for key collection and to our property
together with some local information and useful telephone numbers.

Arrival and Car Parking Facilities
There is a tarmac drive up to the bungalow with parking space for two cars.
The front door is up two flights of steps. The bottom flight of steps have an 8”drop and the second flight have a 6”drop. Both flights have a hand rail.
The front door is 73cm wide, with a hinge on the right. The keyhole is 82 cm high.
The door opens into a hallway 123cm wide leading to a passage 93cm wide. The light switch is on the left of the door.
All internal doorways are 73cm wide. All floors are covered with a cream/browncarpet except in the bathroom, w.c. and kitchen where it is vinyl.

The Lounge
The lounge has an open fire, built in bookcases, a display cabinet, two leather chesterfields settees, a window seat, a coffee table, arm chair and a chest of drawers containing tablecloths, games, etc.
Sliding doors 96cm wide lead to a sunroom.
There is a TV, video and DVD player with remote controls.
The furniture is moveable and all non feather.

The Sunroom
The sunroom has sea views.
There are 4 metal/wicker chairs with seats 47cm high. The metal/wood dining table is 74cm high with underspace of 71cm. There is another table and an armchair
and wicker storage boxes which act as side tables.
Patio doors 69cm wide lead to a step 47cm wide with an 18cm drop lead to a
terrace and the garden. There are tables and benches outside.

Kitchen/breakfast room
On entering the kitchen the space between the chimney breast and the airing cupboard is 68cm.The airing cupboard is quite big and has an immersion heater.
There is a good contrast between the flooring /cupboards and work surfaces.
There is a range of kitchen cabinets with worktops 90cm high.
The oven of the electric cooker has a side opening, hob height is 87cm the lowest shelf is 18cm and the grill is 74cm from the floor.
The sink height is 91cm with drawers and cupboards underneath.
The wooden table is 77cm high with 64cm underspace. The chairs are 46cm and stools are 54cm high. There is at least 69cm free space between all furniture and work cabinets.
There is a boiler for water and central heating. Also a fridge –highest shelf 82cm with a freezer above. There is a small dishwasher and a washing machine.
There is a heat alarm.

This is walk in, the door is 58cm wide and there are numerous shelves of various heights.
There is a back door leading from the kitchen outside.

Bedroom 1
This room has a sea view.
The beds are 2 x 3' single beds, 50cm high. The duvets(4.5 tog and 9.0 tog) and pillows throughout the property are non feather. These beds can be zipped together.
The gap between the door when open and the wardrobe is 66cm. The built in wardrobe has a door 74 cm wide. The chest of drawers is 85cm high. There are two chairs and bedside tables with lamps.

Bedroom 2
The bed is 5' high. There is a built in wardrobe, door 73cm wide. The chest of drawers is 89 cm high. There are two bedside tables. The space between the door and chest is 67cm.

Bedroom 3
There is a 3' bed 53cm high, also a folding bed. The wardrobe is built in with a door 73cm wide. The chest of drawers is 77cm high. There is also a chair and stool

The bath is 54cm high. The shower screen is moveable. There is a washbasin. The space between the radiator and the bath is 61cm.

There is a WC and washbasin not in the bathroom. The toilet is 40cm high and the basin 75cm. There is transfer space to the right of the toilet only.

Grounds and garden
There is a large mature garden laid to grass enclosed by a hedge with two gates.
