3 Riverside is a spacious, contemporary, mid-terraced Cornish cottage overlooking the tidal creek of the Saints' Way as it opens into the Camel estuary at Padstow.  The owners have specifically designed, equipped and furnished the property to a very high standard to give guests that increased feeling of quality, space, relaxation and comfort. Its location provides a peaceful haven for country walks and a romantic break, and the Cornish palm edged deck overlooking the creek at the front provides a delightful vantage for watching wildlife, breakfasting in morning sunshine, or raising a glass of something cool.  Set in an Area of Outstanding Natural Beauty, the cottage combines the tranquillity of riverside living with the glorious sandy beaches and surf of the "Seven Bays"area (5 miles) and the gourmet delights of Padstow (just over 2 miles); the walk into Padstow follows the Camel Trail.  There are two pubs just over a mile away. The Old Mill House Bistro is just a 2 minute walk and The Journeyman Restaurant is a 15 to 20 minute walk.

GROUND FLOOR:
Bedroom 1: Double bed (4'6"),chest of drawers,  built in wardrobe, hair dryer.
Bedroom 2: Twin beds (3'), chest of drawers,  built in wardrobe, hair dryer.
Bathroom:: bath (thermostatic shower over), basin, w.c.

FIRST FLOOR:
Lounge/Kitchen/Diner: TV, Sky freesat reception, DVD player, video, D player/iPod docking station, french doors with Juliette balcony, lovely view over the creek, electric oven, ceramic hob, refrigerator, freezer, dishwasher, washer/dryer , microwave.

GARDEN & PARKING: Across the very quiet lane (a cul de sac) which leads to other properties are 2 parking spaces and decked area right next to and overlooking the creek. Teak table, 4 chairs (cushions provided), barbecue.  A lockable gate leads down a few stone steps to the creek.

Changeover Day: Friday - arrival 3:00pm - departure 10:00am.
Pet Welcome: Except during July and August; maximum 1 well-behaved medium dog; £25 per week Information about bringing your pet.
Power and Heat: Electricity included in rent; underfloor heating except bathroom (heated towel rail); hot water electric immersion.
Bedding and Linen: Bed linen and towels provided (please bring your own beach towels).
Baby Equipment: None but may be hired - see hire page.
Shop: 3 mls Pub: 1 ml

Local Area

Padstow is arguably now one of the best-known of Cornwall's holiday destinations - a working harbour still retaining the character of the fishing industry while also managing to reinvent itself as a modern holiday destination. Padstow has so much to offer the discerning holiday maker, with several beaches along the Camel Estuary, where you can also have a go at a range of water sports such as sailing and windsurfing, as well as a variety of boat trips such as fishing excursions, speedboat rides, sea-life safaris and the ever popular Jubilee Queen. You can indulge your passion for food at an excellent selection of restaurants in the town, which is now the base for a number of celebrity chefs including Rick Stein and Paul Ainsworth.  If you're looking for more active pursuits, you can cycle the Camel Trail, the route of the old railway line running between Padstow and Bodmin.  If walking is more your thing, there are many walking trails and routes waiting to be discovered, and if you're bringing a dog, there are plenty of dog-friendly places to explore. Gaining popularity in recent years is the Padstow Christmas Festival, now spread over four days, with cookery demonstrations, food and craft market, and entertainment.

Our first stay in Little Petherick, but it won't be our last! A beautiful location and perfect holiday cottage. Paul and Benny have enjoyed their "off road" walks and cycling The Camel Trail. A small self-catering cottage

Introduction
Our building is a two storey cottage. The building has under-house storage which means the ground floor of the property is some 2 metres above the roadway level.

Pre-Arrival

- We use an agency for bookings (Cornish Horizons -see below). Enquiries can be made via email, fax or phone
- We can provide information in large print on request

Arrival & Car Parking Facilities
- There is a car park at the front of the property specifically allocated to the property. The car parking space is sufficient for at least 2 cars and allows reasonable space to exit/enter the vehicle.
- Car park is levelled gravel and is no more than 10 metres from the entrance to the property
- Car park has railings on either side that can be used for support

Entrance
- Given the under-floor storage the entrance at the front has approximately 12 steps with a hand rail throughout. The door is hinged on the left.
- The door is 85cm wide opening inwards to a hall corridor leading to two bedrooms, bathroom and stairs to the living area.
- The staircase is 1 flight to the first floor with a hand rail on the left side.
- The living area on the first floor is open plan.

General (Internal)
- Contrasting colours for skirting, carpet and doors
- Smoke alarm fitted in hall and open plan living areas

Living Area
- Open plan with the lounge, kitchen and dining areas
- Square Table with legs on each corner, 65cm underspace
- Free space between table and walls is at least 85cm all around.
- Chairs 2 sofa chairs with padded seat and padded arms.
- Flooring is wooden oak panel and most furniture is moveable
- Teletext TV provided with remote control (also available are Sky Box, DVD, video and CD player – all with remote controls) 
- Open plan with the lounge, kitchen and dining areas

- Worktop height 1.1m.
- Oven door is drop down, height of lowest shelf 0.3m
- Sink is 1.1m
- Hob is 1.1 high
- At least 1.0m free space between all furniture and worktops
- Evenly lit kitchen with spotlights above work surfaces where required
- Good contrast between floor, cupboards and other surfaces
- Fridge and freezer available, highest shelf in fridge 1.6m

- Door width 85cm
- Double bed provided – 4ft 6in.
- Bed height 48cm floor to top of mattress.
- Largest transfer space available to left or right of bed is 0.7 metres
- Floor is carpeted with medium pile carpet

Grounds and Gardens
- Small decked area set aside for property. Although railings are in place at the edge of the creek care should be taken. A padlocked gate (key available to guests) provides access down steep stone steps to the water's edge.
