Access Statement for Trefoil

Trefoil is a bungalow set in a garden of about one third of an acre. Most of this is grass and some of the grass is uneven.

Arrival and Car Parking Facilities
The driveway and parking area is informally grassed over and is situated about 5m from the front door.
There are 3 steps up top the front door:
1. H 8cm D 36cm W 1m
2. H 17cm D37cm W 1m
3. H 18cm D 36cm W 110cm
Top step measures 2m x 1.10m and has railings on 2 sides.
Step into porch is H 16cm.

Entrance and hallway
Front door width – 75cm.
Porch area 1.30m x 1.75m.
Inner porch door is glazed and measures 75cm wide.
Entrance hall is 4.5m long and 1.35m wide. It leads to internal passage which
measures 5.75m long x 90cm wide.

Doors/walls/carpets/flooring
All the internal doors are made of brown teak and measure 75cm wide.
All the skirting boards and window sills are brown stained wood.
All the walls are light coloured emulsion.
The short pile carpets throughout are medium coloured beige.
Flooring in porch, bathroom, cloakroom and kitchen is tile patterned vinyl in a medium terracotta and beige colour.
There are contrasting colours between floors, skirting boards and walls.

Lounge and dining-room
This is an L-shaped room which leads into the kitchen.
There are 2 armchairs and 1 sofa with seats H 42cm and high padded arms 30cm from seat cushions.
In the dining area there are 2 small occasional chairs with no arms - seat H 30cm.
The dining table is oblong (1.80m x 73cm) the legs are 40cm from the edge. Space under table - 60cm from table to floor. On the 3 sides of table there is about 1m of space. 5 dining chairs – H 48cm

Description

A comfortable, well equipped and recently renovated 1970s bungalow half a mile from Constantine Bay - a lovely wide sandy beach with rock pools at one end, much loved by both families and surfers alike.  Trefoil is in a very quiet location and yet only about 800 yards to the championship golf course at Trevose.  In the summer you can sit out in the large garden with a southerly rear aspect and in the winter it benefits from central heating and an open fire.  Whatever the time of year you decide to visit, this is definitely a property you will want to return to again and again, the ideal base for a Cornish holiday.

GROUND FLOOR: 
Sitting Room: TV, DVD player, open fire.
Bedroom 3: Small double (4'), wardrobe, dressing table.
Bedroom 2: Double bed (4'6"), chest of drawers, small wardrobe.
Shower Room: Thermostatic shower, basin, w.c.

Bedroom 1: Double bed (4'6"), wardrobe/fitted cupboard with shelves or drawers, dressing table, hair dryer.

GARDEN & PARKING: The very large garden, which is enclosed to the rear, is mainly laid to lawn, but has a terrace to the rear with garden furniture. Ample space for 2-3 cars on grass. Outdoor store with barbecue, may be used for storage of your wetsuits, boards etc.

Changeover Day: Friday - arrival 3:00pm - departure 10:00am.
Pet Welcome: Maximum 1; £25 per week.
Power and Heat: Electricity and oil included in rent; open fire lounge; oil c.h./hot water.
Bedding and Linen: Bed linen provided; towels not provided but may be hired from the housekeeper at £5 per person per week; please order in advance.
Baby Equipment: Not provided but can be hired.
Shop: 500 yds  Pub: 1 ml

NOTES: No smoking, no short breaks. WiFi provided. Telephone -  most UK calls free; you will be charged for calls made to a mobile 'honesty box system'. Mobile reception varies. Trefoil has double beds, so if a king-size bed is essential for you then it may not quite suit your needs.

A popular holiday destination for those 'in the know', the Bay attracts many groups of families and friends who often holiday together, turning the area into a little community within a community in the busy summer months.
