Enjoy a family escape to the Cornish countryside and stay in this riverside home that offers a stylish, sociable open-plan living space that opens onto a private deck overlooking the creek.

Step inside this beautiful property and into the lounge/kitchen/diner, which is modern and bright, with two comfortable sofas. The dining area for four is perfect for enjoying meals together, and the well-equipped kitchen has everything you could need to whip up a storm. Completing the ground floor is the family bathroom. Take the spiral staircase up to the first floor, where French doors in the double bedroom open onto a small balcony boasting views of the creek. The second bedroom is a fun-filled bunk room, making this a perfect family retreat. The first-floor shower room completes the internal layout. Outside, relax and unwind on the large, decked terrace, complete with garden furniture and enjoy the picturesque view. When the tide is in, access the river via a ladder on the decking, which has a lockable gate for safety.

This location offers an abundance of activities for the whole family to enjoy. Take a walk or a short drive to Padstow, 3 miles away, and discover its bustling working harbour and outstanding seafood restaurants. For a treat closer to home, visit the bistro 200 metres from the property or the local pub less than a mile away. Bucket and spade days await at one of the sandy beaches of the Seven Bays, and if you’re feeling adventurous, try your hand at surfing. You can even kayak or canoe right from your doorstep, with access to the river through the house or via the gate in the car park. For those who prefer their activities on dry land, head out on your bike and cycle the Camel Trail, the route of an old railway line running through the glorious countryside between Padstow and Bodmin.

  • To take a kayak/canoe onto the river, please take it through the house carefully or access the river via the gate in the car park
  • Please be careful around the decking as there are gaps between the rails

A very comfortable cottage in beautiful surroundings. Very comfortable beds. The cream tea, and milk provided on our arrival, were a very appreciated gesture. Thank you for a lovely stay.

Very little of the description on Holiday Cottages is correct. It is in no way close to the beach, its miles away. Yes you have a river at the rear of the property, but thats as close to the sea as you get. The pictures are misleading as to the size of this cottage. Its TINY. The living area is ok, but you have to negotiate a seriously steep setRead more of narrow spiral stairs to get up to the bedrooms. We fell down them twice. The main bedroom is so small that you cant open the door without banging it into the bed, and you can't get into bed on the other side without taking the skin off your knees. The second bedroom is also tiny, it has bunk beds it in and anyone taller than 5' tall will be banging their heads on the roof, as they have crammed this room into the loft space. The place is filthy. There's cobwebs everywhere, the place hasn't seen a proper clean in years. DO NOT go on the decking when its wet, its downright dangerous, it's got moss growing all over it and you will likely end up in the river, taking the seriously grotty garden furniture with you. The hood in the kitchen does nothing but make a racket, Ive a feeling it too hasn't been cleaned in forever and is probably bunged up with grease, dont cook anything on the hob, or you will be smelling it for days, even if you open up all of the windows. Hot water is a problem. There is only three of us, and there wasnt enough hot water to shower once in the morning and have a bath in the evening. Even if you dont have a shower, theres still not enough hot water to have a bath, we tried it. The TV doesnt work. It has a sky box, but there's no subscription, the DVD Player doesnt work, the batteries have also gone in all of the remotes. The village is tiny, theres not even a pub, or a shop in walking distance. Parking is a real problem, theres one space at the end of the terrace, but this seems to get used by anyone that feels like it. The Internet went down while we were here, and without it theres no WiFi calling and theres little in the way of mobile signal. We made our feelings clear to Warren, who said he would pass them onto 'the owner', and thats the last we heard. Don't stay here, seriously, spend an extra hundred and get a better, cleaner place that has a working TV, and hot water to fill a bath. Hide

A deep clean is required, its grubby and we didnt go on holiday to start cleaning , paint falling off the ceiling whilst showering, we will not be staying at Heylyn in little petherick again!

Location to all local amenities is excellent, however, I agree with previous comments that the house needs attention in certain areas. Both bedrooms are very tight for room so please take this into account. Lounge area is comfortable. Parking is available for one car and is slightly away from the house (walking distance).

Second stay at these cottages, different one last time. Superb location if you like peace and quiet and great for wildlife with otters, kingfishers, egrets and many other birds. The cottage is cosy but functional and well equipped for a weeks stay. Three adults and two dogs accommodated comfortably. Will hopefully be returning in the future.

All in all a good location with much to do however there is room for improvements in some areas but had a good trip none the less.

Lovely cottage in superb location. Great facilities - overlooking an estuary of the Camel. Parking nearby, lovely decking in sun trap, with great garden furniture. 2 bathrooms and nice functional kitchen. Would recommend.

Sadly the estuary that the cottage backs on to seems to have been polluted with sewage and wasnt suitable for paddling or kayaking all week. The beds were comfy and the property was well equipped.
