CHECKING AVAILABILITY

How do I check availability?  Click on the 'Property Search' button on the menu above.  There are five drop down boxes on the Property Search page.  The fourth is '2010 Search by Price/Availability menu'.  Click this drop down box and click on the week for which you wish to view availability.  If you scroll down this page you will see that the left hand column shows availability, the middle column shows the properties and their details and the right hand column shows the weekly rent for that property.  Note that un-confirmed bookings are not shown on the website so these weeks will continue to show as available.  If you wish to view a different week you can either go to the top of the availability page and click the 'Prev Week button' (on the left) or the 'Next Week' button (on the right) OR select the 'Property Search' button again and select a different week.

CHANGEOVER DAY

What does 'changeover day' mean?  Properties are usually booked by the week (but see information about short breaks below) and the changeover day is the normal day on which the weekly booking starts and finishes.  The normal changeover day for each property is specified on the INFORMATION AND FACILITIES section in the property details or the property column on the availability pages. 

Can the changeover day be altered?  It may be possible to change the changeover day of your chosen property, particularly at Christmas, New Year, Easter & Low Season, but also sometimes during Mid Season.  Changeover days are also flexible for short breaks - see below.  
 

SHORT BREAKS

What are 'short breaks'?  These are holidays of less than a week and usually comprise 3, 4, or 5 night stays.

When are short breaks available and when can they be booked?  A short break holiday can occur at any time during low season weeks and you can make your booking at any time.  Short break holidays can also occur during mid season weeks but these bookings can be made no more than three weeks before you wish to arrive.  At other times we may sometimes accept short break bookings, but these will normally only be considered at short notice (usually no more than two weeks before you wish to arrive) and may be subject to variations to the standard short break rates.  At the top of every availability page it tells you whether that particular week is a low, mid  or high season week (the latter are shown as Summer week, Christmas week, Easter week, etc). 

How much do I have to pay for a Short Break?  The rent for a short break holiday is normally calculated as a percentage of the full weekly rent.  The Rates for 2010 are as follows: up to 3 nights 70% of weekly rent, 4 nights 75% of weekly rent, 5 nights 80% of weekly rent.
NB  A few properties do not charge for short breaks in this way and where this applies there will be a reference to this in the INFORMATION AND FACILITIES section of the property details.

 

RENTS

What does 'Weekly Rent' mean?  The rents quoted on the availability pages are for a full weeks booking, unless otherwise specified.  These rents are for the property - not per person - so the rent is the same, irrespective of how many people occupy the property (up to the maximum number specified for the property concerned).     

Do I always pay the weekly rent (or short break percentage) shown for the week I wish to come?   Occasionally there maybe circumstances where a previous or next weeks rent may be charged (or used to calculate a short break rent).   As an example, this could happen if you book a short break which starts in a mid season week but because of the dates you require overlaps into a high season week such as October half term.



WEEK NUMBERING SYSTEM AND HOW IT EFFECTS REBOOKING

How are the weeks numbered?  We designate our own week numbering system, which we work out to best fit the school/bank holidays.   Because a particular date moves one day earlier each year (2 days in a leap year) this means that the dates/week numbers must make a 'jump back' every five years or so and this last occurred in 2009. 

Why does this matter?  This matters because our priority rebooking system uses our week numbering system.

How does the priority rebooking system work?  If you book with us this year we will usually offer you a small window of opportunity (normally 2 weeks at the end of September/beginning of October) in which to rebook the same property for the same week(s) next year (see 'How are the weeks numbered?' above).  Hence if someone booked week 24 at a property this year they will be offered week 24 for the same property next year.  Please note that whilst the re-booking system is generally worked out strictly by our week numbering system we do alter this system in relation to movable holidays such as Easter, Spring Bank Holiday, etc.  Of course, this always assumes that we still have the property on our books and that the owners has not reserved those weeks for themselves.
 

HOW TO BOOK FOR 2010

The dates for priority rebooking/booking for 2010 are as follows:

23rd and 24th September 2009 - 2010 brochures sent out.

25th September 2009
- People who booked a property for 2009 may re-book from this date under our priority rebooking system (see above).  They must get a booking form to us before the 12th October.

12th - 14th October 2009
- During this period we try to relocate people who booked a property for 2009 who haven't been able to rebook because the property they booked for 2009 is no longer available or their week has been taken by the owner of the property.

15th October
2009
- Bookings taken from everyone from 9.00am (for fairness we will not accept telephone messages, faxes, or emails sent before 9.00am).
